Property research for Victorian home buyers

Before you offer on a home, check more than the listing.

Public records about the property’s site and area — planning controls, mapped hazards, nearby places, transport and selected costs — so you know what to ask.

We check public records about the property and area. We do not inspect the building or review the title.

Each of these answers a different question; PropClario gathers the public records in one place.

What PropClario adds

Selected public planning, hazard and area records for the property, brought together so you know what to ask.

What’s in the report.

Five parts, in the same order as the sample report.

  1. 1

    The block and planning rules

Zones and overlays across the whole site, heritage listings and mapped easement lines.

  2. 2

    Flood, bushfire and environmental context

Mapped flood and bushfire controls, the October 2022 flood mapping and nearby EPA records.

  3. 3

    Nearby places and getting around

Distances to selected services and parks, the nearest stops and how often services run.

  4. 4

    Buying and ongoing costs

Stamp duty for supported purchase types, registration fees and published yearly charges where available.

  5. 5

    What to verify next

The questions public records cannot settle, and who can answer each one.

See what we check

Some costs and local records depend on where the property is. The free check shows what is available for yours.

This is a public-record research report about the property and area, not a building inspection, title review, valuation or advice on whether to buy.

How firm accounts work

Questions buyers ask.

What does it check?
Selected public records about the property’s site and surrounding area, in five parts: planning rules, flood, bushfire and environmental context, nearby places and transport, buying and ongoing costs, and what to verify next.
Which addresses are covered?
Residential property anywhere in Victoria. The planning, property and hazard maps are statewide. Planning applications are checked in the City of Casey today; we are adding other councils, and the report always says whether your council was checked. Council rates and water charges are shown where we have captured the council’s and water corporation’s 2026–27 figures; otherwise the report says so and points to the rates notice. The free check shows what is available for your address before you pay.
How much is it, and can I get a refund?
A$29 once, for one property. A held order that cannot be released is refunded in full, or its credit returned if you paid with one. Packs of credits for several homes start at A$69 for 3. We do not normally refund a released report because you changed your mind; your Australian Consumer Law rights are not affected.
Does it replace a building inspection or a conveyancer?
No. It does not inspect the building, review the title or value the property. It helps you know what to ask the people who do.
How is the report delivered?
It is generated automatically after payment and released as soon as every check passes; we email you when it is ready. If a check cannot be completed, the order is held and we email you.
What if you get something wrong?
Tell us with your report number. A released report is never edited after the fact; a correction creates a new version recording what changed and why. Where the error is ours and material, it is reissued at no charge.
